Most people say that they know what the value of their home is by looking at websites like Zillow, Refin, etc. However, these websites give you general numbers to look at and don’t provide the details that
a seller needs when seeking current market value.
When a realtor provides ‘comps’ or a Comparative Market Analysis (or CMA), we look at everything! This includes square footage, upgrades, features, tract, location (views, cul de sac, no rear neighbors, etc.), proximity to parks, schools. It’s in your best interest to rely on a realtor to give you the details you need in order to price your home where it should be.
