COMPARATIVE MARKET ANALYSIS

Every day sellers want to know what their home is worth in today’s market. I will provide you with a Comparative Market Analysis (generally called a CMA), a complimentary service.

A CMA compares your home with others in your neighborhood that have similarities such as square footage, year built, number of bedrooms, bathrooms and upgrades such as granite counter tops. There are many features that will be taken into account in determining fair market value. These include factors like location, proximity to schools/parks, and lot size. Another important detail is how you have maintained your home. Maybe you’ve recently gotten a new furnace, roof or added solar panels.

You will receive a detailed set of reports that will help you determine the list price for your home. For example, if you recently updated your kitchen top to bottom and a home sold recently that did not have an updated kitchen, we will determine the value of your upgrade and it will be reflected in the suggested selling price.

If you have equity in your home, I also provide you with a net settlement sheet which shows what your net proceeds will be once your home is sold.
